Terms and conditions

Thank you for choosing Art House Apartments for your stay in Inverness. Please read these Terms and Conditions carefully, as they outline the agreement between you and Arthouse Apartments Limited (“we”, “us”). If you have any questions, contact us before completing your booking.


1. The Contract

Your short-term holiday rental contract is between Arthouse Apartments Limited and the person making the booking, along with all guests in the party (“you”, “your”). Scottish law governs this contract.

Responsible Person Requirements

The person named on the booking form must:

  • Be at least 25 years old

  • Stay in the accommodation for the entire rental period

  • Ensure all guests follow these Terms and Conditions

A contract is created only when we issue written confirmation by email.


2. Payment Terms

We confirm your booking once we receive the completed booking form and full payment. Access to the property is only permitted after full payment has been received. If full payment is not received at least 5 days before arrival, the booking may be cancelled.


3. Cancellation Policy

Standard Bookings

  • Free cancellation up to 4 weeks before arrival

  • Cancellation within 4 weeks or no-shows: full cost of stay is charged

Bookings Over 30 Days

  • Free cancellation up to 3 months before arrival

  • 2–3 months: 25% fee

  • 1–2 months: 50% fee

  • Within 4 weeks: 100% fee


4. Cancellation Insurance

We strongly recommend arranging cancellation insurance to protect against unforeseen circumstances.


5. Liability

We, our employees, and our representatives are not liable for any loss, damage, or injury to you, your guests, belongings, or vehicles.
You agree to indemnify us for any damage or injury caused by you or your party.


6. Access to the Property

Our team may enter the property if necessary.

  • Check-in: from 3:00 pm

  • Check-out: 10:00 am


7. Accuracy of Information

We aim to ensure all website and marketing materials are accurate, but details cannot be guaranteed and do not form part of the contract. Facilities may change without notice.


8. Guest Responsibilities

Guests must not:

  • Use the property for anything other than a holiday let

  • Wear footwear that may damage floors (e.g., stilettos)

  • Use products that may stain or damage furnishings

  • Engage in illegal or immoral activities

  • Disturb neighbours or make excessive noise (quiet hours: 10:00pm–8:00am)

  • Exceed the number of guests stated in the booking

  • Remove any property items

We operate a strict no-party policy. Unreasonable behaviour may result in immediate removal without refund.


9. Care of the Property

Guests must take reasonable care of furnishings and leave the apartment clean and tidy. Additional cleaning costs may be charged.

Please ensure the property is secure when unoccupied.
Daily servicing is provided unless a Do Not Disturb sign is displayed.


10. Parking Information

Each apartment includes one designated parking space.
We offer three free electric vehicle charging points; please move your car once charging is complete.

Vehicles and personal belongings are left at guests’ own risk.


11. Internet Access

Internet access is provided for lawful and responsible use only.


12. Pets Policy

  • Art House Apartments: No pets

  • Celt Cottage & The Hideaway: One dog permitted per stay


13. Smoking Policy

Smoking and vaping are strictly prohibited indoors.
A £100 deep-cleaning fee applies if evidence of smoking is found.


14. Customer Service

If something is not working, contact us immediately and we will make every reasonable effort to help.

15. General Conditions

If any part of these Terms and Conditions is deemed invalid, the remainder stays in full effect.
