Terms and conditions

Thank you for choosing Art House Apartments for your stay in Inverness. Please read the following Terms and Conditions that apply to your booking and set out your obligations between you and ourselves {Arthouse Apartments Limited}. If you have any queries please let us know prior to your booking


The Contract for a short-term holiday rental will be between Arthouse Apartments Limited (referred to as “us” or “we”) and the person making the booking and all members of the holiday party (referred to as “you”, “your”, “guests”) under the following booking conditions.  Scottish law will govern the Contract.  The Contract will be subject to these booking conditions, and must be complied with.  The person whose name is on the booking form (referred to as the “Responsible Person”) agrees to take full vicarious responsibility for ensuring that all the following Terms and Conditions are adhered to by all members of the party.  The Responsible Person must personally stay at the accommodation throughout the holiday and be at least 25 years of age at the time of booking. .

When you submit a booking via our online reservation system, by phone or by email a booking summary will be sent out to you via email which does not form a contract. A contract between you and us based on the following obligations will only arise once you have received confirmation in writing from us via email of your booking.


Bookings are confirmed on receipt of the booking form and payment of a deposit of 25% of the holiday cost. The full balance is required to be paid no less than7 days prior to the booking start date. No entry to properties will be allowed without payment, in full. We reserve the right to cancel the booking if the full balance is not paid 3 days prior to the start date, in which case we will refund the deposit less an administration charge of £50.


A security deposit of £150 is required against your credit/debit card before or on arrival to cover costs such as damages, losses or excessive final cleaning if this is required. It should be noted that your card will only be debited with actual costs incurred up to a maximum of the pre-authorisation amount and you will be emailed with an itemised list of any charges made. You indemnify us against all reasonable costs incurred over and above the pre-authorised deposit and  on receipt of a fully itemised invoice settle it within 7 days or be liable for our further costs of recovery.


Guests may cancel free of charge until 5 days before arrival with the exception of our non- refundable rates. For cancellations  within 5 days of arrival or in the event of non-arrival the full cost of your apartment will be charged


Cancellation insurance is not compulsory but we strongly recommend such insurance to protect you against any cancellation costs.


As far as the law allows, we, our employees and representatives shall not be liable to you or your party for loss, damage or injury to you or any of your party or your/their property or vehicles as a consequence of this agreement or the occupancy of our apartments.

You agree to indemnify us against loss, damage or injury sustained to the property, the site or any persons as a result of any breach of these conditions or arising from the actions of you or any member of your party.


The owners and property manager reserve the right to enter the property at any time without prior notice. You may access your apartment from 3pm on day of arrival and please note that the  departure time is  10am.


The website and other marketing materials are as accurate as possible but cannot be warranted, nor do their descriptions form any contract.  Whilst every effort is made to ensure accuracy of property descriptions and images, the facilities and services may alter.  We reserve the right to alter or improve any of the subjects without notice.


*Use the premises for any purpose other than a holiday let

* Use stiletto heels or any footwear which may damage wooden floors

*Use cosmetics or toiletries which may damage bathrooms, furniture or linen

*Use the premises for any illegal or immoral purpose

*Be a nuisance or cause annoyance to other guests and the general public.

 *Keep all noise to a minimum between 10pm and 8am

*Increase the number of occupants above the number booked

*Remove any fixtures, fittings or contents from the apartments goods which are the property of the Company

We operate a strict no party policy. Causing a nuisance or disturbance to other guests and neighbours or any unreasonable behaviour may result in the Owner requiring the Responsible Person and/or their guests to leave the premises with immediate effect. In these circumstances no payment will be refunded.


You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects.  You must leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.  You undertake to leave the property secure if left unoccupied during your stay. It is requested that all appliances used are cleaned after use and all crockery and cutlery washed and returned to cupboards before departure. Your apartment will be serviced daily during your stay: beds made up, bins emptied and kitchen wiped down. Please display the Do Not Disturb  sign if this service is not required


Each named apartment has a designated parking space. There are also 3 electric charging spaces which are available free of charge for guests only. If possible please remove your car to designated parking space when fully charged. Your personal belongings and vehicles are left at the property entirely at your own risk. We accept no liability to you or any member of your party for loss or damage to your personal property.


Internet access is provided for guests’ use.  You agree to reasonable and lawful usage of this service.


Sorry no pets are allowed


Smoking (including the use of e-cigarettes) is not permitted inside the apartment buildings at any time.  In the event that there is evidence of smoking inside the apartment building, then a deep cleaning charge of £100 will be levied and deductible from the deposit

In the event that any individual term or clause stated in these Terms and Conditions of Let is not permissible by law, the remainder of the agreement shall remain valid.


Please let us know at time of booking if you require Sofa Bed for Children under 16 years. We can also help with restaurant bookings, travel advice, recommend car hire and any activities which may interest you locally
